MISSISSAUGA, ONT. — Rising to 82 storeys and standing at 258 metres, M3, the third in the M City development, is now the tallest residential tower in Canada outside of Toronto.

Crews recently celebrated the topping off of the third M City tower, which is being constructed for Urban Capital/Rogers by EllisDon and numerous subcontractors.

Overall, the M City development is a multi-phase master-planned community that is reshaping Mississauga’s downtown core and will be comprised of eight towers, 15-acres, and spans 4.3 million square feet, states the M City website.

The M3 condo blends residential, retail and office space.

“From splash pads and sundecks to community barbecue areas and shared lounges, we’ve built a building full of amenities that are designed to bring people together,” said Neil Christian, senior project manager, buildings group with EllisDon, in a statement. “These spaces encourage connection, wellness, and a sense of belonging—key ingredients for building a thriving vertical neighbourhood.”

In order to build M3 to its towering heights, there is a hidden engineering innovation near its peak, reports EllisDon.

There is a 705-tonne tuned mass damper (TMD), the largest of its kind in Canada. A pendulum-like device, it is used primarily in the supertall skyscrapers of New York City and is engineered to counteract the natural sway caused by wind. The TMD plays a critical role in preserving the building’s long-term structural integrity.

“When gusts push the tower, the TMD swings in the opposite direction, absorbing and neutralizing the motion,” explains EllisDon. “This ensures that residents — even those on the highest floors — experience a stable, comfortable environment. This is the first of its kind in Canada, and a defining feature that allows M3 to reach record-breaking heights without compromising livability.”

EllisDon states the vision for M3 was made possible through collaboration between Virtual Design & Construction (VDC), Oxford Builders and Construction Sciences.
