The Hill Group, which previously built phase one of Clarion’s High Path estate regeneration in Merton, has now signed a £45m contract for phase two.

This will deliver 147 new homes, comprising nine houses on Abbey Road and 138 apartments in new buildings on the corner of High Path and Pincott Road. The homes will predominantly be for social rent, alongside homes for resident homeowners.

High Path is part of Clarion’s £1bn Merton regeneration project, replacing 1,800 old homes with 2,800 new ones.

High Path phase one has already provided 134 homes, around 90% of which have been occupied by existing High Path estate residents.

Demolition of the former Lovell House and Marsh Court was completed in winter 2025, with construction of the Abbey Road houses due to begin in spring 2026. Construction of the next apartment buildings will follow in early 2027, subject to statutory approval from the Building Safety Regulator.

The new homes will be heated by air source heat pumps, with photovoltaic panels installed on the houses to make them gas-free. The scheme also includes improved shared spaces and landscaping, refurbishment of the phase one courtyard, cycle storage for residents, and the re-provision of a community centre as part of phase two.
