OTTAWA — Ottawa Community Housing (OCH) has broken ground on a six-storey, 45-home development in the Shearwater Court community of south Ottawa.

According to a release, the new building will be fully electric and built to Passive House standards.

The mid-rise build replaces nine homes that were at the end of their lifecycle and creates 36 additional homes increasing the affordable housing supply in the area. The project will offer a mix of housing including 22 three-bedroom, 11 two-bedroom and 12 one-bedroom apartments, including nine barrier-free homes.

Beaudoin Construction was selected to lead construction.

Features of the building include:

  • High-performance insulation and an airtight building envelope.
  • Triple-glazed windows.
  • Advanced ventilation systems.
  • Solar photovoltaic panels to generate clean, renewable energy and offset electricity needs.
  • Energy-efficient lighting and appliances.
  • Shared spaces such as outdoor green areas and community rooms.

“During construction, this development is expected to create significant economic activity, generating jobs in the skilled trades, materials supply, transportation and related industries,” states OCH.  

Completion is anticipated for spring 2027.
