Vacant since 2008, the 5.31ha site will accommodate a range of one-, two-, three-, four- and five-bedroom homes, including 18 plots specifically designed for elderly occupants. There will be a total of 2ha of public open space created within the site, complemented by exemplary street scenes utilising high value heritage-style building materials, soft and hard landscaping and street furniture. The Staffordshire-headquartered 5* HBF housebuilder will also contribute £1.13m to a package of funding initiatives to improve local facilities and infrastructure.

Bounded by Pinfold Street, Hockley Road, Balance Street and St Mary’s Parish Church, the former factory site lies directly to the south of Uttoxeter Conservation Area. Picknal Brook flows across the site via a culvert, but Cameron Homes will recreate and renaturalise the flow of river water, to provide new habitats for wildlife and restore ecological processes.

The vacant brownfield land was allocated as being suitable for housing within the Borough Council’s Adopted Local Plan. The initial outline planning consent was obtained by JCB. During 2025, the global manufacturing giant then undertook a selection process to identify the best housebuilding partner to take the plans forward to a Reserved Matters application and construction deliverability.

JCB chairman, Lord Bamford said: “I have taken a keen personal interest in securing the best possible legacy for the Bamford Works site since it was vacated in late 2008. At every step along the way, I have wanted the redevelopment to be of the highest possible standard.

“My family has a long association with Uttoxeter and this site in particular. I’m very pleased with the approval for 119 new homes, as I really think this will put the heart back in the town centre. I look forward to Cameron Homes delivering an exemplary new development, that everyone can be proud of.”
