MONTRÉAL – The first housing project in Montreal’s Bridge-Bonaventure district will be a two-tower, two-phase project that will deliver nearly 800 units.
In phase one, which will be developed and built by Broccolini, there will be a 20-storey highrise that will provide 376 non-market units that range from bachelor, one, two and three-bedroom apartments.
Located at the intersection of Bridge, Wellington and Saint-Patrick streets in Pointe-Saint-Charles, the project is scheduled to break ground in summer 2026 and will consist of 314,360 square feet of housing units, community and commercial spaces on the ground floor.
Completion is scheduled for fall 2028 and the project cost is roughly $130 million.

It will be built with a combination of funding levers under the Canada-Quebec agreement through the Housing Accelerator Fund. The Government of Canada is providing $11.6 million, the Government of Quebec $25.3 million ($11.6 million in funding and a $13.7 million patient loan) and the City of Montreal $12.06 million.
The entire project has been developed in partnership with Broccolini, Bâtir son quartier and the housing non-profit Point Commun in the Pointe-Saint-Charles Northern Triangle. The total buildable area is divided equally between a non-market-housing highrise and a market housing highrise.
Phase two delivery is anticipated in 2029 and Broccolini will act as developer, builder and owner for this phase.
